Broken Bow and Hochatown sales jumped even as inventory stayed fairly deep
The one number that changes what you should do: sales in Broken Bow and Hochatown nearly doubled year over year. That means the market is moving again, and pricing still matters.
The Real Estate Data Aggregator counted 121 homes sold in ZIP 74728 in the three months ending August 31, 2026. That is up 80.6% from the same three months in 2025. More buyers showed up, and more deals got done.
Nationally, Realtor.com reported active listings topped 1.16 million homes for sale in September 2026. Broken Bow and Hochatown had 367 homes for sale in its own market, per the Real Estate Data Aggregator. Supply here is still real.
What the numbers say, one by one
Prices climbed, but sellers are not getting everything they ask
The Real Estate Data Aggregator put the median sale price at $660,000 for the three months ending August 31, 2026. That is up 19.3% from the same period a year ago. That is a big move.
Even so, homes sold at 96.9% of list price on average, per the Real Estate Data Aggregator. That is down 1 point from a year ago. Most homes sold a little under asking, not over.
Only 14.1% of homes sold above list price, the Real Estate Data Aggregator shows. That is down 2.3 points from a year ago. Not every home drew a bidding war.
Homes are selling faster, and more are going under contract quickly
The median home sat on the market 104 days, according to the Real Estate Data Aggregator. That is 19 days shorter than a year ago. Progress, though 104 days is still a long wait.
The share of homes going under contract within two weeks of listing rose to 14.9%, the Real Estate Data Aggregator shows. That is up 7.3 points from a year ago. A small but growing slice of homes are moving fast.
Pending sales also rose. The Real Estate Data Aggregator counted 121 pending sales, up 31.5% from the same period in 2025. That pipeline points to more closings ahead.
The bigger picture: rates and national trends
Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That adds to what buyers carry each month.
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Broken Bow and Hochatown's 19.3% gain, per the Real Estate Data Aggregator, ran well ahead of that national pace.
Realtor.com also noted that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is the national picture. Here, the Real Estate Data Aggregator shows 9.3 months of supply, so condition and pricing still decide how fast a home moves.
- Sales in Broken Bow and Hochatown nearly doubled year over year in the three months ending August 31, 2026. Prices rose 19.3%.
- Homes sold faster.
- But 9.3 months of supply means buyers have options, and sellers who price carefully will do better than those who do not.
One more thing worth knowing: one street can read very differently from the whole ZIP code. A cabin near Hochatown and a home closer to Broken Bow proper are not the same market, even if they share a ZIP.
