Broken Bow and Hochatown sales jumped even with rates above 7%
Mortgage rates climbed above 7% for the first time since January 2025, according to Realtor.com. Nationally, pending home sales fell 8.5% year over year, Zillow told CNBC. Broken Bow and Hochatown did something different.
The Real Estate Data Aggregator counted 121 homes sold in ZIP 74728 in the three months ending August 31, 2026. That is up 80.6% from the same three months in 2025. Buyers are still coming here, even with rates where they are.
Prices moved up, too
The Real Estate Data Aggregator put the median sale price in ZIP 74728 at $660,000 for the three months ending August 31, 2026. That is up 19.3% from a year before. For comparison, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. Broken Bow and Hochatown ran well ahead of that.
Homes are selling faster, but not overnight
The Real Estate Data Aggregator shows the median home in ZIP 74728 took 104 days to sell. That is 19 days shorter than a year ago, which is a real improvement. Still, 104 days is not fast. Price your home carefully, and patience is part of the plan.
About 14.9% of homes went under contract within two weeks of listing, the Real Estate Data Aggregator found. That share is up 7.3 points from a year ago. So the quick sales are happening more often, just not for every home.
Supply shrank while new listings grew
The Real Estate Data Aggregator counted 367 homes for sale in ZIP 74728 during the period. That is down 12.8% from a year ago. At the same time, 202 new listings came to market, up 8.6%. More homes are coming in, but buyers are absorbing them. Months of supply dropped 10 months to 9.3 months.
Sellers are getting close to asking price, not over it
The Real Estate Data Aggregator found homes sold at an average of 96.9% of list price. That is down 1 point from a year ago. Only 14.1% of homes sold above list, down 2.3 points. Nationally, Realtor.com reported that 20.8% of listings took price cuts in September, the highest share since October 2022. Broken Bow and Hochatown are holding up better than that, but pricing still matters.
What the rate picture looks like going forward
Fannie Mae forecasts the 30-year fixed rate at 7.5% for all of 2027, according to CNBC. That is the rate backdrop buyers here are working with. It has not stopped sales in Broken Bow and Hochatown so far, but budget math is tighter for everyone.
