Broken Bow has more buyer activity, but homes still take time to sell
The Real Estate Data Aggregator counted 121 homes sold in ZIP 74728 in the three months ending August 31, 2026. That is up 80.6% from the same months a year earlier. More buyers are showing up. But 104 median days on market means patience still matters for sellers.
That jump in sales is real and it is meaningful. At the same time, Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. Higher borrowing costs slow some buyers down, even when demand is improving.
What the numbers say about price and speed
The Real Estate Data Aggregator shows the median sale price hit $660,000, up 19.3% from a year before. That is a meaningful gain. Homes are selling closer to their list price too, at 96.9% on average, though that slipped 1 point from last year. Not every seller is getting full ask.
Inventory is easing, and quick sales are more common
The Real Estate Data Aggregator counted 367 homes for sale in the area, down 12.8% from a year ago. Fewer choices for buyers can help sellers. Supply dropped to 9.3 months, which is still a lot, but that is 10 months less than it was a year earlier.
New listings came in at 202, up 8.6% from a year before, per the Real Estate Data Aggregator. More sellers are entering, but buyers absorbed them faster than last year. That balance shifted in sellers' favor.
The share of homes going under contract within two weeks of listing rose to 14.9%, up 7.3 points from a year ago, according to the Real Estate Data Aggregator. That means more homes are moving quickly. But it also means 85% or so are not. Pricing and condition still do a lot of the work.
The national picture adds some context
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Broken Bow's 19.3% price gain is well above that national pace. Locally, demand picked up faster than the country overall.
Nationally, Realtor.com found that 20.8% of listings saw price cuts in September, the highest share since October 2022. In Broken Bow, the sale-to-list ratio held at 96.9%. That is a small honest dip from last year, but sellers here are still getting close to their asking price.
