Broken Bow sales jumped even with higher mortgage rates
Rates went up, and Broken Bow buyers kept showing up anyway. The Real Estate Data Aggregator counted 121 homes sold in ZIP 74728 in the three months ending August 31, 2026. That is up 80.6% from the same three months in 2025. That kind of jump tells you demand here is real, not a rumor.
Rates are not making it easy. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. CNBC put the average 30-year fixed rate forecast for the fourth quarter of 2026 at 7.4%. People are buying anyway, but payment math matters more now than it did a year ago.
Prices rose, and homes moved faster
The Real Estate Data Aggregator put the median sale price in ZIP 74728 at $660,000 for the three months ending August 31, 2026. That is up 19.3% from the same period in 2025. Median days on market came in at 104 days, which is 19 days shorter than a year ago. Homes are not flying off the shelf, but they are moving faster.
Supply shrank while new listings grew
The Real Estate Data Aggregator counted 367 homes for sale in ZIP 74728 during those three months. That is down 12.8% from a year ago. At the same time, 202 new listings came to market, up 8.6%. More homes are coming in, but they are selling faster than they pile up. Months of supply dropped to 9.3, down 10 months from a year before.
Sellers are getting close to asking price, not over it
The Real Estate Data Aggregator shows the average sale-to-list ratio in ZIP 74728 was 96.9% for the three months ending August 31, 2026. That is down 1 point from a year ago. Only 14.1% of homes sold above list price, down 2.3 points. Nationally, Realtor.com reported price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. Broken Bow is holding up better than that picture, but sellers still need to price honestly.
Pending sales and quick contracts are climbing
The Real Estate Data Aggregator counted 121 pending sales in ZIP 74728, up 31.5% from a year ago. That tells you the pipeline is full. One more sign of life: 14.9% of homes went under contract within two weeks of listing, up 7.3 points from a year before. The right home, priced right, is still moving quickly.
Nationally, CNBC reported pending home sales were down 8.5% year-over-year in September 2026. Broken Bow's pending number going the other direction is worth noticing. The Federal Housing Finance Agency put U.S. house prices up just 2.6% from July 2025 to July 2026. Broken Bow's 19.3% price gain is well above that national pace.
- The three months ending August 31, 2026 showed Broken Bow with more sales, higher prices, faster closings and less supply than a year ago.
- Rates above 7% are a real cost, but they have not stopped buyers here.
- Sellers are getting close to asking price, though over-list sales are not the norm.
