More homes are selling in Broken Bow, but not every deal is over asking
The one thing every Broken Bow seller should know right now: more homes are moving, but pricing still has to be sharp. The Real Estate Data Aggregator counted 121 homes sold in ZIP 74728 for the three months ending August 31, 2026. That is up 80.6% from the same months a year before. Demand is real. But the average sale closed at 96.9% of list price, so buyers are not writing blank checks.
That 80.6% jump in sales is the headline. But look at what sits alongside it. Realtor.com reported that 20.8% of listings nationally had price cuts in September, the highest share since October 2022. Broken Bow is not immune to that pressure. The Real Estate Data Aggregator shows the sale-to-list ratio slipped 1 point from a year ago. Small drop, but worth knowing before you pick a number.
The median sale price in ZIP 74728 reached $660,000 for the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That is up 19.3% from the same period in 2025. For context, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. Broken Bow is running well ahead of that national pace.
Homes are selling faster, but not all of them over asking
The Real Estate Data Aggregator shows the median home in 74728 sat on the market 104 days, which is 19 days shorter than a year ago. That is a real improvement. Still, 104 days is a long time, so patience matters on both sides of a deal.
Only 14.1% of homes sold above list price, the Real Estate Data Aggregator found. That is down 2.3 points from a year ago. Not every home is drawing competing offers. The homes that did sell quickly, though, moved fast. The share going under contract within two weeks of listing rose 7.3 points to 14.9%, also from the Real Estate Data Aggregator. The right price and the right home can still move.
Supply is tighter, and more buyers are lining up
The Real Estate Data Aggregator counted 367 homes for sale in 74728 during the three months ending August 31, 2026. That is down 12.8% from a year before. Fewer choices for buyers can support prices. Months of supply fell to 9.3 months, down 10 months from the same period last year, according to the Real Estate Data Aggregator. That is a big shift toward a more balanced market.
Pending sales also rose, up 31.5% to 121 homes, per the Real Estate Data Aggregator. That tells you buyers are still active. New listings climbed 8.6% to 202 homes, so sellers are showing up too. The market is moving in both directions at once.
One thing to keep in mind nationally: Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. That raises the monthly cost for buyers and can slow decisions. CNBC noted that a monthly payment on a median-priced home took up roughly 33% of a median family's income in 2025, up from 26% in 2022. Buyers in Broken Bow feel that squeeze too.
- Sales in Broken Bow's 74728 ZIP jumped 80.6% for the three months ending August 31, 2026, and the median price rose 19.3% to $660,000. Homes are selling faster.
- But buyers are still negotiating: the average sale closed at 96.9% of list, and only 14.1% sold above asking.
- Price it right and the demand is there.
One last thing. These numbers cover all of ZIP 74728. One street or one neighborhood can read very differently from the ZIP as a whole. A cabin near Broken Bow Lake and a home on the edge of town are not the same market, even if they share a ZIP code.
