Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That is a real cost. But the Real Estate Data Aggregator counted 121 homes sold in ZIP 74728 during the three months ending August 31, 2026, up 80.6% from the same months a year earlier. Demand did not disappear. It adjusted.

Nationally, the National Association of Realtors reported 3.99 million existing-home sales in September 2026. Primary market outpaced that trend by a wide margin. More people bought here, not fewer.

Prices moved up, not down

The Real Estate Data Aggregator put the median sale price in ZIP 74728 at $660,000 for the three months ending August 31, 2026. That is up 19.3% from the same period a year earlier. Nationally, prices rose just 1.3% year over year in September 2026, according to the National Association of Realtors. Primary market ran much hotter than the country as a whole.

Homes are selling faster than they were

The Real Estate Data Aggregator shows median days on market at 104 days for the three months ending August 31, 2026. That is 19 days shorter than the same period a year ago. Not every home sold quickly. But the trend is moving in the right direction.

The share of homes that went under contract within two weeks of listing also grew. The Real Estate Data Aggregator put it at 14.9%, up 7.3 points from a year earlier. That is a meaningful jump. Well-prepared homes are finding buyers faster.

Supply shrank, even as new listings came in

The Real Estate Data Aggregator counted 202 new listings in ZIP 74728 for the three months ending August 31, 2026, up 8.6% from a year earlier. More sellers listed. But homes for sale fell to 367, down 12.8% from a year ago. Months of supply dropped to 9.3, down 10 months from the prior year. Buyers absorbed inventory faster than sellers could add it.

A word about the rate environment

Freddie Mac reported the 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year fixed came in at 6.73%. Realtor.com noted that rates reached their highest level in nearly three years around that same week. Those are real costs that buyers are working around.

Nationally, pending home sales declined 4% from a month earlier in September on a seasonally adjusted basis, according to reporting on that period. Primary market's pending sales told a different story. The Real Estate Data Aggregator counted 121 pending sales in ZIP 74728 for the three months ending August 31, 2026, up 31.5% from a year earlier. Local buyers kept moving.

The Real Estate Data Aggregator put the average sale-to-list ratio at 96.9% for the three months ending August 31, 2026, down 1 point from a year earlier. Sellers are getting close to their asking price. But the small dip tells you that buyers have just a little more room to negotiate than they did a year ago.

Only 14.1% of homes sold above list price, down 2.3 points from a year earlier, per the Real Estate Data Aggregator. Bidding wars are not the norm here. Realistic pricing still wins.

In short
  1. Rates are above 7%, and that is not nothing.
  2. But the Real Estate Data Aggregator shows Primary market moving more homes, at higher prices, and faster than a year ago.
  3. Supply tightened even as new listings grew.
  4. The market is not frozen.
  5. It is selective.
