Primary market saw more sales even with mortgage rates above 7%
Rates are high. Buyers are still showing up. That is the short version of what happened here in the three months ending August 31, 2026.
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. That is a real payment increase compared with two years ago. Even so, the Real Estate Data Aggregator counted 121 homes sold in ZIP 74728 during the three months ending August 31, 2026. That is up 80.6% from the same months a year earlier. Serious buyers did not stop. They adjusted and kept going.
Nationally, the National Association of Realtors reported existing-home sales reached 3.99 million units in September 2026. Prices rose just 1.3% nationwide in that same month. Primary market outpaced that price trend by a wide margin.
Prices climbed, and homes moved faster
The Real Estate Data Aggregator put the median sale price in ZIP 74728 at $660,000 for the three months ending August 31, 2026. That is up 19.3% from the same period a year earlier. Not every home sold at a premium, but the middle of the market moved up clearly.
The Real Estate Data Aggregator also found that median days on market dropped 19 days compared with a year ago, landing at 104 days. That is still a longer wait than some markets, but the direction is clear. Homes are moving faster than they were.
Supply shrank while demand grew
The Real Estate Data Aggregator counted 367 homes for sale in ZIP 74728 during the three months ending August 31, 2026. That is down 12.8% from a year earlier. At the same time, new listings rose 8.6% to 202. More sellers came to market, but buyers absorbed them quickly.
Months of supply fell by 10 months compared with a year ago. The Real Estate Data Aggregator now puts it at 9.3 months. That is still above the level most call a seller's market, but the drop is significant. The balance shifted toward sellers over the past year.
Most homes sold close to list, not over it
The Real Estate Data Aggregator found the average sale price was 96.9% of list price in ZIP 74728, down 1 point from a year ago. Only 14.1% of homes sold above list, down 2.3 points. So most sellers got close to their asking price, but bidding wars were not the norm.
One bright spot: the share of homes that went under contract within two weeks of listing rose 7.3 points to 14.9%, per the Real Estate Data Aggregator. Nearly 15 in 100 homes found a buyer fast. Pricing and condition still drove who sold quickly and who waited.
What the national picture adds
Nationally, Realtor.com reported active listings were up 6.7% from a year ago as of October 8, 2026. Primary market went the other way, with inventory falling 12.8%. That local tightening helps explain why prices here rose much faster than the national 1.3% reported by the National Association of Realtors.
Freddie Mac also reported the 15-year fixed rate at 6.73% as of October 8, 2026. Some buyers use that option to lower their total interest cost, even if the monthly payment is higher.
